Restorations are far more involved than repairs. A restoration is like a complete makeover for your roof; the basic structure remains, but old roofing material is replaced with newer, better material. You might consider a restoration when the damage to your roof is too extensive for a repair, but not so extensive that the structural integrity of the roof has been compromised. Or, you might consider a restoration to change the look of your roof, to make it more energy efficient, or to just bring it up to the current codes.
 
The most expensive option, because it is the most drastic, is replacement. 3) Still with the shingles, but this time, look at your gutters. Are there bits and pieces of shingles in the gutters, what are called ‘granules’ which look a lot like thick, black sand? If so, your shingles could be wearing out.


4) Check your roof valleys. These are where two different slopes of your roof meet, forming a ‘V’. Often, water flows down these valleys. Look for corrosion and rust, which could turn into leaks. Check the ceiling under such potential leaks, and see if it is stained by water.

5) Look for moss; this will likely grow between shingles and in places that are shaded from the sun. Moss traps water, and if the water gets under the shingles, it could work itself into the house. Then you begin to have mould issues. The moss itself isn’t necessarily the issue – it can be cleared away with a little elbow grease or chemicals – but it could be an indicator of leaking below.

6) Now for some tips that you don’t need a ladder for. Check the ceiling under your roof, whether this be an attic or the crawl space. Do you see stains? After rain, do you notice leaks? If you find these leaks early, you can get them repaired before they turn into something worse.

7) And we are still in the attic, or crawl space – Do you see outside light coming in through a crack in the ceiling. You can probably guess that this is clearly not a good thing, as water can also get through that crack, causing mould and other issues.

8) If you are able to see rafters in your attic or crawl space, are they sagging downwards? They should be remaining straight, and if that’s not the case, it might be because they have been contaminated by water coming in from outside.

​9) The age of your roof. Roofs don’t last forever, even at the best of times. Usually, they last for 20 to 25 years, so if yours is coming to that age, you should probably have a professional roof inspection just to be sure there aren’t issues with your roof.
